Our project delivery methods are shaped to fit the mold that suits an owner’s needs with Pre-Construction, General Contractor, Hard Bid, Construction Management, Design Build, Program Management, and Negotiated Contracts. The three major construction delivery methods used in the U.S. general building industry are described below. LLT has successfully completed projects using each type of delivery system. The method you choose for your project will define the relationship, roles and responsibilities of each party involved and the sequence of activities that will be required to bring your project to fruition.

General Contractor

As a General Contractor, LLT will manage the construction of your project. Also referred to as the “Design-Bid-Build” process, the General Contractor’s role is to make the owner and the design team’s plan a reality by the date needed and within the established budget. LLT’s experience and relationships with quality subcontractors throughout the region ensures the job is done with the highest quality and integrity.

Construction Management

Evolving from the traditional delivery system (Design-Bid-Build) as a method to overlap the design and construction phases, this system allows the owner to obtain significant constructability input during the design phase of the project. This process provides a true collaboration between the design firm and LLT throughout the planning, design and construction phases of the project. Once a design team and LLT are hired by the owner, our project managers work with the architectural firm to develop plans that meet the owner’s needs and goals and get the most out of the established budget.

Design-Build

Design-build represents the most recent evolution of construction delivery systems. This type of contract places LLT as the design-build team, directly in partnership with the owner. The owner relies on our team as industry experts to accurately convey to the design team and subcontractors the goals and needs of the project. During this process, it is vital for our project managers to manage the projected risks, participants and the provided budget.
